『事情によりトイレが使えなくなります。』の言葉をつけるなら、 "Please use the bathroom by 12:10 because we cannot use it after that time for various reasons." で良いと思います。

この場合、次のような言い方ができますよ。 ーYou can use the bathroom until 12:10, but it will be closed after that while the plumber makes some repairs. 「12時10分までトイレを使用することはできますが、配管工が修理をする間、12時10分以降は使用できません」 12時10分までは使えますよと言った方が自然で良いかなと思います。 ご参考まで！
