「アイスクリーム屋は隣の隣（の店）です。」
... is two stores over で「隣の隣の店です」という言い方です。
2) His house is next to the one beside us.
「彼の家は私たちの（家の）隣の隣です。」
... is next to the one beside ~ で「…は〜の隣の隣です」という言い方です。
